About the Space

My clinic at Merimbula has two rooms for lease.
A Merimbula/Canberra dental mechanic rents half the area.

The practice area comprises of 2 separate rooms, shared reception area with waiting room, office, lunchroom and cloak room.
The whole area is plumbed and fitted and has the needed electrical points ready for a electronic/hydraulic chairs or massage beds.
There are more than enough cupboards and benches for storage
and workspace.
This area would be ideal for a massage therapist, Ear Candling Practitioner or a person with a certificate
in TCM or any modality to share space. There is also the option to lease the 2 rooms without the reception area.

Practice type:
DENTAL GP & Lab Tech. + 2 Other large Practitioner rooms with reverse cycle air.con sinks and cupboards, drawers and benches. Large Skylights.

There are 2 client toilets also within the building “Hylands Corner”. The front of the building is on the corner of Princes
Highway and Market street which is referred to “Hylands Corner”. Alfresco dining, pot plants and planted gardens make
it a very inviting and picturesque corner.

There is Private parking at the rear and plenty of client parking within the street or in the large parking lot behind the
buildings – a walkway taking you through to Park Street.

The chemist is 25 mtrs from the front entry door and the Naturopath is up the hall. The post office is across the road
and it is walking distance between 15mtr. and 50mtrs to three banks and credit unions.

About the area

Merimbula is a coastal town on the Far South Coast or Sapphire Coast of New South Wales.

Merimbula is one of only a few towns on the South Coast of NSW to have its own airport, Merimbula Airport. There are daily
flights from Sydney and Melbourne to Merimbula.

Situated just off the national highway 1, the Princes Highway, Merimbula is nearly the same distance to both Sydney and
Melbourne. It is approximately three hours drive to Australia's capital Canberra.

Merimbula has five main beaches - Main Beach (or Merimbula Beach), Mitchies Jetty, Bar Beach, Spencer Park Beach and
Short Point. Main beach and Short Point are considered to be the best beaches for surfing, whilst Bar Beach is used for
snorkeling. Other activities include whaling, fishing, kitesurfing and boating. Merimbula has scuba diving, with the Sponge
gardens at Yellow Rock and the Empire Gladstone wreck off nearby Haycock Point popular dives.

Merimbula is close to Bournda National Park, South East Forest National Park and the northern end of Ben Boyd National
Parks. A coastal walk running through Bournda National Park from Tathra to Tura Beach just north of Merimbula takes in
coastal scenery.
